Irving Street, Malvern (flux)Developed and built by Figurehead, Irving Street, Malvern project consists of three architecturally distinct residences that maintain structural cohesion through a consistent palette of in-situ concrete and hand-laid white roman bricks. The construction methodology prioritised durability and craftsmanship, with all concrete elements poured on-site to maintain material integrity, and each brick individually placed to achieve a seamless, high-end finish.
Structurally, the project features a full concrete frame with post-tensioned slabs and in-situ formed curved stair cores, a key architectural and engineering feature of the homes. The residences incorporate 3-metre-high ceilings with recessed and flush-finished glazing, requiring extensive slab setdowns and precise alignment of façade elements. The largest residence, 20 Irving, spans four levels, including a basement car park, while residences 16 and 18 extend across three levels, with each home featuring private stairwells and minimal common property, reinforcing the concept of standalone dwellings.
A strong focus on buildability was integrated from early design development, ensuring seamless coordination of services, complex façade integrations, and high-end internal finishes. Custom joinery was prefabricated off-site to exact specifications, while mechanical services were embedded within the structure to avoid visible ductwork. The project achieved outstanding results, with a streamlined construction program, minimal variations, and market-leading sales outcomes, further cementing Figurehead’s expertise in delivering premium residential developments with uncompromising quality.
