Before Submitting an Aftercare Form - Understanding Building Defects and Maintenance Items

Not every issue observed in your new property or home is considered a building defect. Some matters may be the result of normal material behaviour, natural settling, environmental conditions, regular wear and tear, or maintenance requirements outlined by the manufacturer.

Before submitting an Aftercare form, we encourage homeowners and property owners to:

- Review your Owner’s Manual and any product-specific maintenance information provided at handover.
- Refer to the Victorian Guide to Standards and Tolerances, which outlines the acceptable standards and tolerances for construction works.
- Consider whether the item falls outside the accepted standards or whether it may be a maintenance item requiring homeowner attention.

The Victorian Guide to Standards and Tolerances provides clear guidance on common concerns such as cracking, paint finishes, flooring, tiling, doors, windows, and other building elements. Reviewing this guide can help determine whether an issue is considered a defect or is within the industry-accepted tolerances.

If, after reviewing these resources, you believe the issue falls outside the acceptable standards and tolerances, please lodge an aftercare form and our team will assess the matter accordingly.

*Note – Even though the Guide to Standards and Tolerances is noted as under review it is still recognised industry reference document for assessing the quality of building work and determining whether an item is considered a defect or falls within acceptable standards and tolerances.

To ensure an efficient process it is important that owners and residents refer to their owner’s manual before raising a Ticket to ensure the item is covered under the applicable defect liability period or warranty period.
