Located in the heart of one of Melbourne’s most desirable new urban developments, the Oxford Apartments are part of an exciting two-stage ‘design and construct’ project incorporating a total of 96 apartments, 3 townhouses and 3 retail tenancies. Just 20km west of Melbourne’s CBD, the development offers architecturally designed living surrounded by parkland and close to an abundance of amenities and public transport options.
Stage 1, completed ahead of schedule by 27 days in May 2018, consists of 51 apartments built over five levels with a slab on ground, two suspended slabs and three additional levels of timber and structural steel framing. The facade is a mix of selected face brick and rendered walls and painted fibre cement weatherboard cladding. Each of the 1, 2 and 3-bedroom apartments features stylish contemporary interiors with both carpet and tile flooring, aluminium windows and quality laminated joinery.
Currently under construction, Stage 2 consists of 45 apartments, 3 townhouses and 3 retail zones (to be independently fitted out). Hoarding has been installed to provide separation between the sections with residents of the Stage 1 apartments moving in. Due to the inherent issues surrounding a staged project, a great deal of consideration was required at the pre-construction point to ensure there were no service clashes during this interim period.
The challenge of delivering the necessary fire separation and treatment of penetrations through the walls and floors of each stage has required multiple inspections, which ultimately affects the building program. Figurehead has been able to manage this by keeping all subcontractors apprised of legislative changes and undertaking inspections in a time sensitive manner. This has ensured our delivery has remained ahead of schedule.
Having recently completed construction of the Newton Apartments at the site adjacent for this same client we had already established a strong working relationship with the Cedar Woods team and were able to move seamlessly into this next phase of the development. We collaborated closely with their consultants, drawing on our experience with Newton Apartments to select the ideal methods and materials to ensure a quality finished product that would meet budget and timeline requirements.
Stage one of the Oxford Apartments was completed in May 2018, with the completion date for Stage two scheduled for December this year.
