This four-storey development located in refined bayside Brighton features 22 one and two bedroom apartments, a ground floor retail tenancy and secure basement car park. The basement structure consists a bored pier retention system supporting suspended concrete floor plates to level two, which incorporate both conventional & PT concrete. Level three tops the complex with lightweight timber walls and roof trusses. Luxurious interiors boast high-end finishes including Corian bench tops and engineered timber flooring.
Figurehead were involved with this project from the town planning stage, engaging key and secondary consultants to design and develop drawings that realised the client’s vision as well as their budget. When unknown sewer assets were discovered on site we also managed negotiations with the relevant authorities and stakeholders, avoiding lengthy potential delays to the construction program.
The extremely tight-paced construction program commenced on 25 September 2017, with access to the long narrow site from a busy main road requiring expert site management and a high level of efficiency to avoid delays. With very little space to accommodate tools and materials, shipping containers are stacked on site and resources managed carefully.
The Emerald Apartments project is currently on track to achieve a contracted completion date of 22 November 2018.
