This luxury $5.5M development in leafy, laid-back Elwood was constructed in response to an increasing demand for high-end owner-occupied residences in this cosmopolitan bayside village.
Built over three levels atop a single level basement car park, this 22 stylish apartment building features a precast and in situ concrete framework with a lightweight panelling and neutral cladding façade. Interiors boast premium timber flooring and wall tiling, natural stone bench tops and Miele appliances throughout.
Figurehead was awarded this project on the strength of our comprehensive and competitive tender submission. We were then able to value-manage the design development, recommending alternative cladding materials and a revised vertical structure to achieve a design that satisfied the client’s budget and delivery requirements.
We also explored a number of alternatives to the proposed fire safety sprinkler system, implementing a solution that satisfied the Building Surveyor’s safety requirements for the lightweight structure while still achieving significant cost savings for the client.
Commencing work on site in October 2013, limited access to the street frontage caused by overhead power lines presented a number of challenges to construction early on. We were able to quickly and effectively resolve these issues to achieve safe clearance for our piling rig without delaying the construction schedule.
