A standout addition to the thriving Nexus Estate corporate hub, this $7M development offers five storeys of flexible office space, a childcare centre, retail tenancies and a gym. With 4.5 star NABERS energy and water sustainability rating, disability access and interiors strategically designed to increase productivity, it’s an innovative state-of-the-art commercial complex located close to the Citylink M1, just 20 minutes from the Melbourne CBD.
The exterior of the building features a striking fully glazed façade incorporating a combination of high-performance glazing and corporate coloured spandrel glass.
On the strength of our previous work for this client (Signorino Warehouse, Maersk Logistics Facility), Figurehead was approached directly as the contractor of choice for this development. We then worked closely with the client to cost plan the project in order to achieve the target feasibility construction budget, as well as adjusting several aspects of the design and project specifications to ensure budget would be achieved without compromising on the delivery of established tenancy requirements.
Pre-construction works for this project include demolition and modification of the adjacent property and negotiating with authorities to secure extension approval for both the road and the estate. As the development incorporates aspects of both civil construction and public infrastructure, programming for each of these independent elements needs to carefully coordinated.
With works commencing in February 2016, a tightly managed construction schedule allowed Figurehead to achieve the contracted completion date while simultaneously allowing access to another builder to complete the tenant fitout, meaning the (delighted) tenant was able to move in several weeks prior to the commencement of their original lease.
