Newton Apartments

Located at Williams Landing just 19km west of Melbourne’s CBD, the Newton Apartments are a stylish addition to this dynamic new suburb. Surrounded by an abundance of parks and gardens and state-of-the-art infrastructure, the $11.5M development has been designed to accommodate the rapidly increasing demand for quality affordable housing in one of Australia’s fastest growing municipalities.

 

Featuring 57 bright and spacious apartments over four levels, the new development incorporates a concrete slab on ground, suspended concrete slab to level one and three storeys of lightweight timber frame construction. Construction materials include lightweight painted cement sheeting and a combination of Weathertex and Alucobond cladding, with carpet and tile flooring, laminate joinery and aluminium windows throughout.

On the strength of a prior successful collaboration with this same client (Banbury Village, won via a traditional competitive tender process), we were very pleased to be awarded the Newton Apartments project on Early Contract Involvement terms, meaning we were brought on to consult with the developer from the initial project design stage. As such we were able to contribute our considerable construction expertise to help create the best possible design that would achieve the predetermined budget. We then managed all of the consultants involved throughout the design development and documentation process.

One of the most exciting aspects of this project is the adoption of an innovative new system of lightweight flooring construction using cassette floors that are manufactured off-site and dropped in with a crane, potentially fast tracking the construction program by up to 10 days. Our team is also looking forward to tackling the complexities around achieving a satisfactory fire rating and efficient acoustic treatment for the lightweight timber  - just the type of challenge we love!

Since the suburb itself is still under construction, we’ll be working closely with a civil contractor to coordinate the construction of roads and new services around the site and are confident we will deliver a quality finished product by the contract completion date of April 2017.
