With spectacular panoramic views across Lake Caroline, this waterfront development of 22 architecturally designed two-bedroom, two-bathroom apartments offers affordable designer living in one of Melbourne’s fastest growing suburbs.
Incorporating four floors of residential space, car park and security access, this Lyric 11 development was constructed over an on-ground slab with a suspended first floor concrete slab. Lightweight materials were used to construct the upper levels including prefabricated timber walls and floor posi struts, rendered Loxo® and Weathertex fibre cement sheet cladding. Luxurious interiors feature Caesar stone bench tops, quality stainless steel appliances and split system heating and cooling.
The contract for this build was won through a traditional tender process, during which Figurehead was nominated as the preferred contractor. We then entered into a meticulous design review and cost engineering process to ensure the client’s budget would be achieved, before being officially awarded the contract.
The lightweight structure and cladding requirements of this development presented a number of unique challenges to construction, specifically when it came to finding the best viable solutions to ensure adequate acoustic insulation and fire safety standards were achieved within the time and budget constraints. Logistically the project also offered challenges due to the fact that building access was via three different staircases (no lift) to different parts of the building, therefore requiring highly efficient trades scheduling and site management was essential.
