Coventry Street Apartments is an elegant commercial, retail and residential complex, thoughtfully designed to capture the very best South Melbourne has to offer. Surrounded by cafes, bars, and boutiques just a stone’s throw from Melbourne’s iconic South Melbourne Market, the luxury development includes a double level basement and two floors of retail and commercial space. Rising above the leafy treetops of this buzzing, richly historical locale, six floors of residential space incorporate 37 chic one-two-and-three bedroom apartments, with an artfully landscaped communal rooftop terrace offering residents a tranquil private oasis overlooking Melbourne’s spectacular city skyline.
Interiors boast custom Italian stainless steel bench tops, exposed concrete soffits and stylish, ultra-modern fixtures and finishes. The sophisticated façade incorporates materials including feature precast glazed curtain walls, metal cladding and operable perforated screens.
As a pre-existing Figurehead client (Errol Apartments, Station Hotel), chose to bypass the traditional tender process and approached Figurehead directly to negotiate a viable design and construction plan for this project. Once this had been established, we worked closely with the client throughout every stage of the design development process, from town planning to the completion of construction documentation. During this process we provided the client with regular budget updates to ensure the design would maintain commercial viability while offering a premium quality product to potential purchasers.
Commencing construction in February 2016, the site presented a number of logistical challenges. Two adjacent construction zones that were utilising power lines along both Coventry Street and two narrow laneways to the rear of the site meant our access was severely restricted. Skillful negotiations were required to coordinate site access both on the ground and in the air, since cranes from our site and the adjoining site had to pass over each other during day-to-day lifting activities. A challenging design also tested the extremely tight construction program, however our team managed to overcome all potential delays, achieving 100% tenancy of the incorporated office space and handing over this beautiful complex in late 2017, with plenty of time for its new occupants to enjoy Christmas celebrations on the stunning entertainer’s rooftop.
