Representing an $19M investment and incorporating 35 townhomes, 39 apartments and 9 retail tenancies, Alba is Figurehead’s largest and most expansive project to-date, providing us the opportunity to showcase our capabilities on a grand scale.
Located at Mason Point, a thriving mixed-use development 19km from Melbourne’s CBD, the Alba townhomes and apartments have been designed to capture the best this thriving and diverse precinct has to offer, including easy access to shopping and amenities as well as the natural beauty of the nearby Plenty Valley and Ranges.
Each spacious architecturally designed townhome consists lightweight timber construction, lightweight cladding and timber flooring, with carpet-to-bedroom interiors, laminate kitchens, stone bench tops and splashbacks and a private garden.
The apartment building will be constructed using a concrete ground slab and a single suspended slab below three floors of lightweight timber structure. Interiors feature tile and carpet flooring, laminate kitchens, stone bench tops and splashbacks and a private balcony or courtyard. This building also houses five ‘cold shell’ retail tenancies designed to allow future tenants to fit out depending on their requirements.
An adjacent retail building will incorporate four further ‘cold shell’ retail tenancies and consist a ground slab with a single suspended slab below a steel structure rising to the floors above.
Figurehead was happy to be engaged at the conceptual stages of this project under an Early Contract Involvement agreement (ECI). We have managed the design all the way through from town planning to construction documentation as well as coordinating civil works including main service infrastructure, road, kerb and channel, streetscaping and footpaths.
Work on site is due to commence in September 2016, with the biggest challenge to the construction program being a staggered, multi-stage handover process. This means we will potentially have tenants installed in one area of the project while construction of other areas is still underway. It will therefore be essential that we ensure all services and infrastructure are finalised in line with the delivery schedule and that disruption to tenants caused by ongoing works is kept to a minimum. Achieving the requisite fire safety ratings and acoustic levels with lightweight building materials will also provide a potential challenge to the program but we’re confident it’s one that will be easily overcome by our experienced team.
Contract completion for the Alba development was achieved in December 2017.
